Admitted to the Connecticut Bar in 1979, Mr. Sobel utilizes his over twenty-five years of experience to represent institutional and private clients throughout Connecticut in almost all facets of real estate law, construction law, commercial litigation and business transactions.
Mr. Sobel's real estate practice focuses on representation of Connecticut developers, owners and landlords on purchases, development, financing, leasing, sales and 1031 exchanges. Mr. Sobel's real estate matters include office, retail and industrial properties; user-owned and single and multi-tenanted. Mr. Sobel's development matters include condominium public offering statements and declarations for both residential and non-residential condominiums; on projects that are traditional type, as well as "air space" or "home site" type, fifty-five years of age plus federal housing act compliant, and Connecticut affordable housing compliant. Mr. Sobel also represents title insurance companies on matters pertaining to claims defense and coverage and has acted as company retained counsel for insureds on title dispute matters.
Mr. Sobel's construction practice involves representation of owners, contactors and subcontractors, with a focus on general contractor and subcontractor representation. Mr. Sobel's experience includes preparation of contract documents and handling disputes involving bidding, performance and payment, on both public and private projects. Mr. Sobel's construction law experience includes public contracting bid disputes, collections (including through mechanic's liens and claims on both public and private payment bonds) and defense of collection actions, including defense of US AC proceedings for recovery of e-rate payments.
Mr. Sobel represents businesses and business owners throughout Connecticut. He has litigated numerous cases on behalf of his business clients in both state and federal court, including those which have focused on contract disputes and many disputes involving real estate and construction matters. Additionally, Mr. Sobel represents businesses on transactional matters such as the formation and operation of closely held entities, purchase and sale of assets and agreements relating to business operations, including purchase orders, confidentiality agreements and manufacturing agreements.
Mr. Sobel also maintains an interest in legal scholarship. One of Mr. Sobel's topics is the Connecticut Unfair Trade Practices Act, and his article in 77 Conn. BJ. 105 (2003), Unfair Acts or Practices under CUTP A, was recognized by the Connecticut Supreme Court in American Car Rental v. Commissioner, 273 Conn. 296 (2005) as a reason for the court to question its twenty year plus use of its basic CUTPA standard - the Cigarette Rule. Another one of Mr. Sobel's interests is the constitutionality of the Connecticut mechanic's lien statutes.
Mr. Sobel obtained his law degree from Western New England College in 1979. He obtained his undergraduate degree in mechanical engineering from Rensselaer Polytechnic Institute in 1976. Although Mr. Sobel does not currently practice before U.S. Patent and Trademark office, he is a former patent examiner and is admitted as a member of the patent bar. Mr. Sobel belongs to the Connecticut and Bridgeport Bar Associations. He also serves on his town's board of education. In conjunction with his volunteer activities he maintains an active interest in all aspects of education law, as well as municipal law as it relates to powers of municipal bodies and organization of municipal government.
